
Today we’d like to introduce you to Myles Cardenas.
Myles, let’s start with your story. We’d love to hear how you got started and how the journey has been so far.
Growing up, my dream was to be able to build my own home. Over time, that dream grew into a love for the Architecture and Construction and ultimately guided me to real estate investing. My ultimate goal in life has always been to be in business for myself with a primary focus on real estate acquisition, development, and construction.
In February 2018, less than eight months after graduating college, I was able to purchase my first investment, and in June 2018 I was able to lay the foundation for that dream by creating an LLC, EDGE+ HILL. There’s a very inspiring market of entrepreneurs here in Atlanta that are building wealth and efficient business models through real estate. EDGE+HILL is the just the beginning for me, a pathway to fulfilling my dream and creating the business that I’ve always wanted. Today, I’m currently working on acquiring a second property and building toward my stretch goal of a developing a diverse portfolio of properties and projects by the 10-year mark.
The mission of EDGE+HILL is to revitalize housing in low-income communities and giving back to those neighborhoods to create a better environment. The goal is to expand beyond Atlanta and into other cities, but there are so many forgotten neighborhoods in Atlanta, and so many people are being pushed out due to redevelopment and gentrification. That’s the focus of EDGE+HILL, to lend a hand here at home in the communities that need it the most. I would love to be able to collaborate with inner city housing authorities in the near future to help with the affordable housing initiatives.
Has it been a smooth road?
The road has been pretty bumpy along the way, but the hardest part is always getting started. Throughout this time, I’ve been doing a ton of research and figuring out opportunities to expand and track the growth of the company over the next few years. In the world of real estate, the biggest struggle is finding capital to fund deals and opportunities for the present and the future. Right now, I’m working to develop strategies for funding the next deal and the deals of the future. The best part is, there are so many ways to do it. Ultimately, the goal is to create traction and use that momentum to fund projects of my own and invest in the projects of others. Real estate investing takes a team, so I plan to take the lessons I’ve learned and pay it forward by investing in the dreams of other aspiring real estate gurus.

EDGE+HILL is a company with a focus in real estate. The goal is to acquire real estate, improve real estate, and provide better housing in each community that we have the pleasure of working in. I think real estate investing in Atlanta has a bigger focus on following Atlanta’s ever-changing housing market trends, and acquiring properties in excellent upcoming neighborhoods where affordability is only viable for the select few. The focus of EDGE+HILL is to go into the neighborhoods that need help and to provide more affordable housing with a concentration on improving those communities. Atlanta is a perfect example of economic shifts that are resulting in pushing a large number long time residents out of their neighborhoods as part of revitalization and gentrification. These neighborhoods have raised generations of families, and the goal is to allow those families to continue to do so by providing quality housing that is affordable.
Let’s touch on your thoughts about our city – what do you like the most and least?
Atlanta has a ton of rich history and is home to some of the most innovative and successful people in the world. As Atlanta continues to grow and change, you can’t help but notice the present and future opportunities here. Atlanta’s housing market is one of the largest in the country, and people are starting to catch on. The evolution of the inner city and the historic neighborhoods that are a major part of Atlanta’s story, is proof that there is so much to love about investing here. However, with its projected exponential growth, there are a lot of people that are being left out of Atlanta’s future and success story. Families in many communities are being pushed out, and housing in Atlanta is starting to become less and less affordable in the city. Creating and finding affordable housing here is starting to become a problem, and there has to be more involvement in fixing the issue.
